How soon should I start worrying about protecting my asphalt?
Pavement repair, re-paving, and seal coating often come with many questions from customers. When properly maintained (including applying a seal coat every two or three years), asphalt surfaces can last up to 25 years.
During this time, the asphalt may crack, deteriorate, chip and fade. While we provide a top-notch driveway and parking lot repair services, we typically recommend repaving when filling in large cracks and crevices is no longer effective.

RESTORATIVE MAINTENANCE FOR ASPHALT SURFACE

  1. Pavement maintenance services are performed on the surface layers of asphalt to both rehabilitate deteriorated asphalt and protect it from water penetration, oxidation, and UV damage.
  2. In seal coating, a specially mixed asphalt product is sprayed over the top of the worn pavement to restore it, while also adding a layer of protection against water, wear, and UV rays.
  3. A slurry seal is similar to a seal coating, but the pavement product is thicker, creating a deeper new surface layer.
  4. Crushed rock chips are applied to create a new surface with superior traction. A liquid coating is applied on top of this process.

ASPHALT RESURFACING
In the event that your parking lot or driveway has large patches of deteriorated asphalt, you may want to consider resurfacing or replacement. Your pavement can only be restored to its original function and protected by a reputable paving company.
ASPHALT MILLING & OVERLAY
As part of the milling process, the top layer of asphalt is removed by specialized paving equipment, leaving a textured surface that's more likely to bond to the new top layer of asphalt. Overlays consist of adding a new layer of asphalt to an existing pavement.
ASPHALT REPAVING
Asphalt milling equipment is also used in repaving to remove asphalt at a lower depth than an overlay repair. Before a new layer of asphalt is applied, the gravel base often needs to be repaired. In terms of the cost and intensity of the work, this process falls between overlay and reclamation.
